Ter Veer is a residential development located on Veerstraat in Lokeren, in a strategic location near the city center and surrounded by green spaces. The project was commissioned by Cores Development, with Studio Inarco serving as the lead architect. Within this project, OSQB acted as the executive architect, structural engineer, and mechanical and electrical engineer, enabling an integrated approach to design development, construction, and technical systems from the outset.

The development was conceived as a contemporary residential complex consisting of six small-scale building volumes, carefully situated within an open and green setting. In total, the project comprises approximately 104 apartments, with special attention paid to quality of life, natural light, and the relationship between the buildings and the landscape. The scale and positioning of the buildings create a balanced transition between built-up areas and open space and contribute to a pleasant living environment for the residents.

An underground parking garage was built beneath the residential buildings, allowing as much of the ground level as possible to be reserved for landscaping, non-motorized transportation, and high-quality communal outdoor spaces. This decision not only enhanced the site’s spatial quality but also contributed to the residential park’s car-free character.

Sustainability was a key principle in the development process. In this context, Cores Development collaborated with an ESCO partner, which was responsible for the “Energy as a Service” concept. As a result, energy supply was approached as an integrated service, with a focus on performance, energy efficiency, and user comfort. This innovative approach allows residents to have peace of mind while simultaneously ensuring the building’s long-term energy performance.

OSQB was responsible for the technical development of Studio Inarco’s design, the preparation of the construction documents, and the supervision of the project’s execution. Drawing on combined expertise in architecture, structural engineering, and building services, the firm continuously ensured coherence across all disciplines. This allowed structural decisions, technical systems, and architectural goals to be optimally aligned, resulting in a more efficient design and construction process and a higher quality of execution.

OSQB’s integrated approach provided significant added value to the project. By bringing together the disciplines of architecture, structural engineering, and building services under one roof, design decisions could be validated more quickly, conflicts between different building components could be resolved early on, and feasibility could be continuously monitored. This multidisciplinary approach resulted in a coherent and sustainable final project in which technical performance, construction quality, and living comfort go hand in hand.

With this project, Ter Veer demonstrates OSQB’s expertise in overseeing complex residential developments, integrating architecture, construction, building services, and sustainability into a forward-looking, high-quality living environment.
