Years of experience have shaped a reliable process, in which we always strive for close involvement and smooth communication throughout the entire process. Together we work step by step towards success!
First sketches
OSQB follows along from the first sketches. In this way we maintain a strong feel for the concept and a full understanding of the history of the project. This allows us to think "out of the box" and come up with creative solutions throughout the process.
First preliminary designs
We immediately review the first preliminary designs in terms of accessibility, fire compartment requirements, (technical) shafts and stairway conformity.
Budget estimates
We provide all necessary budget estimates during the preliminary design phase. So the architect and client clearly know what to expect.
Lead for the execution phase
After submitting the environmental permit, OSQB takes the lead. We further develop the project into a tender file, always in compliance with all regulations and requirements.
Construction of the 3D BIM model with Revit
We redraw the architect's entire design in Revit based on our standards. We also make the link with the specifications and the bill of quantities. This allows the designer to limit themselves to the aesthetic lines, without worrying about detailing or graphical representation of details. This model is built in LOD so that it is practically usable by the contractors and their subcontractors.
Construction details
We draw up all technical construction details, taking into account aesthetics, EPB, budget and practical feasibility.
Building specifications
We create the complete specifications and roll out the Revit model. At any time during the study of the execution phase, we can provide a printout of the quantities from the BIM model linked to the unit prices. This makes it easy to maintain a good view of the budget.
Tenders
We take care of the price request from contractors if necessary. The collected quotes are compiled into a price comparison table. This is conveniently structured with subtotals per section to allow for a smooth comparison and/or negotiation.
Site follow-up
OSQB takes charge of all site follow-up. We lead the start-up, invite all critical parties, steer the site meetings and prepare the site reports. We follow up all action points systematically and carry out site inspections on a regular basis.
In addition, we provide a thorough tour during each site meeting, where deficiencies or action points are recorded on a digital platform (Aproplan and/or LetsBuild) that can be easily consulted by the contractors.
Provisional and final delivery
OSQB continues to play an active role in the construction process up to and including provisional acceptance and final acceptance. Also during these last two important moments you can count on our expertise for the necessary support.
