01 INITIAL SKETCHES

OSQB is involved right from the initial sketches. This allows us to maintain a strong grasp of the concept and a complete overview of the project’s history. That way, we won’t have to go back and question everything later on.

02 INITIAL DRAFT DESIGNS

We immediately assess the initial preliminary designs for accessibility, fire compartment requirements, (technical) shafts and the compliance of the staircases.

03 SUBMITTING AN ENVIRONMENTAL PERMIT APPLICATION

We provide support throughout the entire planning permission process: from initial consultations and administrative work to the final submission.

04 BUDGET FRAMEWORK

We draw up all the necessary budget estimates during the preliminary design phase. This ensures that both the architect and the client have a clear idea of what to expect.

05 LEAD EXECUTIVE PHASE

Once the environmental permit has been submitted, we take the lead and develop the project into a complete tender dossier, in accordance with all regulations and structural requirements.

06 CREATING THE 3D BIM MODEL USING REVIT

We produce the architect’s design in Revit in accordance with our standards and link it to the specifications and bill of quantities. This allows the designer to focus on the aesthetics, whilst we take care of the technical detailing. The model is built to LOD 350 and is practical for use by contractors and their subcontractors.

07 CONSTRUCTION DETAILS

08 BUILDING SPECIFICTIONS

We draw up the full specifications and generate the bill of quantities from the Revit model. During the design phase, we can at any time provide a printout of the quantities from the BIM model, linked to the unit prices. This makes it easy to keep a close eye on the budget.

09 TENDERS

Where necessary, we organise the tender process with contractors and compile quotations into clear comparison tables to facilitate easy comparison and negotiations.

10 SITE FOLLOW-UP

OSQB takes charge of all site follow-up: project kick-off, site meetings, site reports, systematic follow-up of action points and site inspections. At each meeting, we conduct a thorough site inspection, during which any issues are digitally recorded in Aproplan or LetsBuild, making them easily accessible to the contractors.

11 FINAL DELIVERY

OSQB continues to play an active role in the construction process right through to provisional handover and final handover. You can also count on our expertise to provide the necessary support during these last two key stages.

Sustainability & circularity at OSQB

At OSQB, we believe that sustainable architecture begins with responsibility. As architects and engineers, we design, detail and build structures that have an impact on their surroundings, both today and in the future.
For us, sustainability is not an afterthought, but a way of thinking that permeates the entire process: from initial concept to development and implementation. The greatest impact lies in the initial design choices. A clear and logical basic concept leads to buildings that require less, last longer and can adapt to changing needs.
We design with the future in mind. By separating structure, techniques and finishes, we make reuse, adaptation and maintenance possible. Wherever possible, we prioritise repurposing over demolition and avoid irreversible solutions.
We also take a conscious approach to the use of materials. We look beyond price and performance and take into account the environmental impact throughout the entire life cycle. Ultimately, the most sustainable material is the one that isn’t needed.

Implementation architecture

As the lead architect, it is essential to be involved right from the start. That is why we join the discussions right from the initial presentations of the concept and preliminary design. This offers clear advantages:

This helps us avoid the loss of knowledge that often occurs between the designer submitting the planning application and the project architect initiating the tender process. Thanks to our involvement throughout the entire process, all knowledge and information is accurately retained and shared — resulting in a stronger end result.

First sketches

In the initial stages of conceptual design and preliminary design, we do not focus on the designer’s aesthetic or architectural choices, but act as an advisory partner on fire safety, compartmentalisation, accessibility and other standards.

We also provide tailored advice on the impact on the building’s structure and technical systems. We offer support with the positioning and dimensions of shafts so that the designer can take these into account at an early stage.

We also prepare cost estimates for the client and architect, ensuring a clear overview of the costs at all times. As the project progresses towards the final design and planning application, we refine these estimates to minimise any unexpected costs. Tender documentation.

Once the planning application has been submitted, we take the lead and develop the project into a comprehensive tender document. We carry out a thorough structural review of the design: from the façade and roof structure to the floor structure.

Everything is tailored to meet energy performance, acoustic, structural and technical requirements, whilst maintaining a constant focus on the designer’s aesthetic vision. Within the budgetary constraints, we translate the concept and design into structurally sound construction details.

BIM model

Once the structural details have been finalised, we model the entire project in Revit as a BIM-compatible 3D model with LOD 350. All building elements are linked to the specifications and bill of quantities.

During this phase too, we monitor the budget through systematic updates based on material choices. As structural stability and technical details are developed in-house, the BIM model ensures robust clash detection.

Following the tender process, we carry out a comprehensive comparison of the quotes received and advise the client on the selection of a contractor.

Site follow-up

An important part of our remit is site supervision. We chair the weekly site meetings, focusing on:
  • The progress and technical quality of the works, based on a thorough site visit
  • The schedule
  • The budget
  • Coordinating with subcontractors in good time regarding their implementation details
  • Consult with the lead architect regarding aesthetic and material choices
We record comments and points for attention in a structured manner using tools such as LetsBuild, so that nothing is overlooked and follow-up remains clear. We also produce site reports and strictly monitor action points.

Provisional and final delivery

As the provisional handover approaches, we are focusing on systematically resolving outstanding issues. In this way, we ensure that the contractor makes the necessary adjustments in good time and that the handover can take place with a minimum of outstanding issues. Even after completion, we remain involved, oversee the final finishing touches and provide a comprehensive as-built dossier. This ensures that every project concludes with three satisfied parties:
  • The client, owner of a successful project completed on time and within budget
  • The contractor, proud of a technically sound project
  • The architect who sees his design come to fruition — true to the original concept

It is not the architecture that adapts to the structure, but the other way round. This sometimes requires additional calculations — and we are happy to do so. Our engineers shape the structure until it meets the architect’s requirements, and we strive to create high-performance structures that enhance the design.

Stability study – methodology

Based on the initial sketches or preliminary designs, we carry out a preliminary structural analysis of columns, beams, floors and foundations. This enables the architect to further refine the design.
We hold regular meetings with the architect to discuss any questions relating to structure and stability.

Once the structure has been finalised, we will work out all the details in calculations, formwork and reinforcement plans, specifications and a bill of quantities.

We advise architects and clients on the analysis of quotations to ensure the right balance between price and quality. During construction, we inspect, amongst other things, the reinforcement prior to the pouring of concrete foundations, beams, columns and floors. Only work of the highest standard passes our inspection.

We will visit the site on request to discuss matters, carry out inspections and assist the architect and client with the provisional handover. Once the structural work has been completed, we will provide the full as-built documentation.

Techniques – our approach

A successful building starts with understanding the client’s wishes and expectations. That is why we begin with a detailed questionnaire for the client and architect, which forms the basis for the necessary building services.

Feasibility studies

Once we have analysed the questionnaires, we will begin a feasibility study. This will help us make informed choices between the available technologies, as heating and cooling systems, for example, have a significant impact on both investment costs and energy consumption.

Preliminary design and technical concept

During the preliminary design phase, we define the technical concept: the choice of energy source and systems. We provide the architect with a dossier that is as comprehensive as possible, containing core details, layouts and specifications for pipes and ducts, all in line with the EPB assessor’s requirements and relevant regulations.

We also specify where shafts are required and what dimensions are needed, whilst ensuring
the most efficient use of space possible. This allows the architect to incorporate this information at an early stage into the architectural vision.

Final design of technical systems

In the final design, the technical systems take their final form. Technical rooms are
fully detailed, and pipes and ducts are drawn out and coordinated with the structural engineer.

Any conflicts with the structural framework are addressed in a solution-oriented manner. Clash detection using the 3D model in Revit prevents the need for modifications during construction and ensures clarity for both the architect and the contractor.

Tendering procedures

For the tender process, we provide the full tender documentation, including plans, a bill of quantities and
specifications. This enables contractors to prepare clear and comprehensive quotations for, amongst other things:

We provide impartial advice to clients on choosing a contractor by comparing prices and organise consultation meetings, which form the basis for a strong partnership.

Site supervision techniques

From the start of the works right through to completion, we actively monitor the site. When required, we attend site meetings, check the technical specifications of installation components, provide advice during the works and ensure that everything is installed correctly on site.

Once the project is complete, we’ll send you a satisfaction survey. This helps us to keep learning, improving and adapting to our customers’ needs.
